Victorian Farmhouse Restored and Reimagined

There is a point in many projects where the direction becomes clear but not always in the way you expect.

This family was already well into planning a custom new build. The layout made sense. The process was straightforward. On paper, it solved their need for more space, but it did not solve how they wanted to live.

On a drive through the countryside of Medina, they found a 1910 Victorian farmhouse full of character, history, and complexity. Within a showing, the decision was made. They left the new build behind because what they found could not be recreated from scratch.

This move was not about upgrading square footage; it was a long term decision about lifestyle. They wanted space for their child and a growing family, land that allowed for a slower pace, and a home with permanence and the farmhouse offered all of that.

What it did not offer was clarity on how to make it function.

Understanding What the Home Needed

The architectural integrity of the home was still present, from the original hardwood plank floors to the detailed millwork, pocket doors, built ins, and stained glass transom windows. These elements gave the home its identity, but they were competing with years of updates that worked against them.

Heavy wallpaper darkened the rooms, popcorn ceilings flattened the proportions, and worn carpet covered the original flooring. The layout no longer supported how the family lived day to day, leaving the home feeling disconnected despite its strong foundation.

The issue was never potential. It was a lack of clear direction.

By the time we began working together, the exterior and major systems had already been addressed. The focus shifted to the main level living spaces, including the parlor, living room, and dining room, where each space had a clear purpose but none of them were working together.

The primary challenge was twofold:

  • Ensure each room functioned clearly for how the family lives day to day

  • Create a cohesive experience across all three spaces without losing their individual character

Solving this required a structured approach to decision making that balanced restoration with function and long term use.

Creating Cohesion Across Distinct Spaces

Historic homes are not meant to feel identical from room to room, but they do need to feel connected. Each of these spaces was designed with a specific role in mind. The parlor offers a quieter and more intimate setting, the living room supports daily use and gathering, and the dining room transitions comfortably from everyday meals to hosting.

To connect them, we established a consistent framework:

  • Restoration of original materials wherever possible

  • A balanced palette that transitions naturally between rooms

  • Integration of antique and new furnishings in a way that feels intentional

  • Lighting that reinforces architectural details rather than competing with them

This approach allows each room to maintain its own identity while still contributing to a cohesive experience throughout the home.

Designing for How They Live Now and Long Term

The homeowners came into the project aligned in their values but distinct in their preferences. One leaned more refined and structured, while the other brought a layered, collected sensibility influenced by British interiors.

Rather than choosing one direction, the design intentionally holds both. Structured pieces create clarity and order, while collected elements add depth and personality. Vintage pieces ground the home in its history, ensuring the design feels appropriate to the architecture rather than applied to it.

Every decision in this project was made with longevity in mind. The original flooring was restored so it can perform for decades, outdated finishes were removed to bring clarity back to the architecture, and layouts were refined to support how the family actually lives. Furnishings were selected not for short term appeal, but for their ability to hold up over time.

This level of clarity reduces future uncertainty and allows the home to continue functioning well without the need for constant updates.

A Home That Feels Settled

As the homeowners shared:

“We needed someone to refine our ideas in a way that brought our 3 room renovation to life for our historic Victorian farmhouse. The selections, layout of each space, and overall experience exceeded our expectations. We now love each room and enjoy the spaces as if they always had looked this way.”

That sense of ease is not accidental. When the right decisions are made early, the home does not feel newly designed. It feels settled, as though it has always supported the way the family lives.

This project was not about creating something new, but about restoring what mattered, removing what did not, and making clear decisions that support both the present and the future. The result is a home that functions clearly day to day, reflects the character of the original architecture, and supports long term use without constant change.

Most importantly, it gives the homeowners confidence that their investment was handled with care.

Leading Your Renovation with Clarity

If you are considering a renovation in a historic home, the biggest risk is not making the wrong selection. It is making decisions without a clear plan.

At 13th Avenue Interiors, we lead homeowners through complex renovations with structure, clarity, and accountability so each decision supports how your home will function for decades, not just how it looks today.

The goal is not simply to update your home. It is to ensure it works, holds its value, and feels resolved the moment the project is complete.
